             that is not well developed. This small exception at the edge of the density boundary
             may be the cause for an exception to the summation of area densities, especially if the
             density is appropriate in other areas outside the circle. This might still meet the intent
             of the credit. The site itself may sometimes not meet the full density criterion, but if
             perhaps taken together with other neighboring campus facilities with more than
             adequate densities, it may still meet the intent. Existing single-family housing and
             historic sites may not have to be included in the calculations as they are usually
             considered to be valuable assets to a community. Stadiums may also be exempt if they
             exist in pedestrian-friendly urban areas. In addition, future development may be used
             in the calculations if there is sufficient documentation that these types of facilities will
             be built, but this has not been specifically addressed in the LEED 2009 Reference
             Guide.

             Option 2  The submittal requirements for Option 2 of credit SSc2 include the
             following:

                  •  A site vicinity map showing the parcel and building in question (project site)
                    with a ½-mi-radius circle drawn from the main entrance, or the drawing scale
                    noted on the map. The location of all services within this circle shall be shown.
                    The location of the residential neighborhoods shall also be shown with the
                    dense residential neighborhood of at least 10 units per acre noted. Many types
                    of maps may be used including aerial photographs, sketches, and assessor
                    maps. LEED 2009 allows for consideration of multiple main entrances on single
                    or multiple building projects. A ½-mi-radius circle may be drawn from each of
                    these main entrances and the entire area within the circles considered.  An
                    example in a very urban area of a project with a single main entrance is given in
                    Fig. 2.2.2.
                  •  A listing of all the community services within this circle including business
                    name and type. Even though there may be multiples of many of the basic
                    services within this circle, only one of each type may be used for this credit,
                    except for restaurants, for which multiple restaurants may count for 2 of the
                    minimum 10 services. List only those services for which there is pedestrian
                    access to the site. Do not list any that are blocked by highways, waterways, and
                    other areas that hinder access. Up to two future developments may be used in
                    the calculations if there is sufficient documentation that these types of facilities
                    will be available within one year of occupance of the subject project. In mixed
                    use projects, one of the services for the project in question can be included as
                    one of the 10.
                  •  The project site and building area in square feet. [See the definitions of site area
                    and square footage of a building (GFA) given in App. B.]


             Special Circumstances and Exemplary Performance
             If there are special circumstances for either of the options, a narrative must be submitted
             describing these circumstances.
                 The criteria which must be met for exemplary performance for Option 1 were
             listed under the Option 1 section. There is no EP point available for SS Credit 2
             Option 2.
