                     matter of LEED of course does belong: site design, the water balance, energy conser-
                     vation, renewable energy opportunities, waste management, and the desired level of
                     indoor environmental quality. These are good subjects for discussion at early stage
                     design charrettes and often yield impressive results when the entire team tackles them
                     as a group. Let’s take a look now at one such project and find out how a creative
                     approach can generate new avenues for sustainable design.



                      PLATINUM PROJECT PROFILE
                      Banner Bank, Boise, Idaho
                      A 195,000-square-foot, 11-story  Art Deco building in downtown Boise, the
                      Banner Bank is a commercial Core and Shell office building. The total project cost
                      was $25 million or $128 per square foot. The reduced operating costs are esti-
                      mated to increase the value of the building by $1.47 million with a 32.4 percent
