                       shield ballasts so that light is reflected toward the ground instead of out into the sky
                       (shielding ballasts means the light falls where it’s needed [on the ground], not where
                       it isn’t [in the sky]). By focusing light on the task at hand, hopefully less can be used,
                       ultimately conserving energy and saving money.
                         Other goals and requirements of our MOAD program relate to basic and routine
                       practices that are a standard part of how we manage any facility—primarily having
                       to do with how we source materials and how we manage our waste. The goal for
                       “Buildings and Systems: Procurement Practices,” for example, is a dual one—to de-
                       crease demand for virgin raw materials and increase demand for recycled and envi-
                       ronmentally friendly products. The requirements section for “Procurement Practices”
                       recognizes that to increase demand for recycled products means we need to be buying
                       them ourselves, and so lists categories of paper products (kitchen paper towels, bath-
                       room paper towels, toilet paper, facial tissue, napkins, and paper plates), specifies 100
                       percent recycled content, and provides the names of brands and sources that meet the
                       recycled content requirements.
                         The Mark of a Difference program was a group effort by Melaver team members
                       in property management, construction, and sustainability. Many of the program’s
                       property management processes, which are intended for company-wide implementa-
                       tion, were developed and tested at the Crestwood Building.
