13.18 CHAPTER THIRTEEN
● A payment outline including retainage to be withheld.
● Detailed listing of the repairs to be made, using specifications, drawings, and details for
each specific item.
● A listing of acceptable products that will be permitted for use on the work. Note specif-
ically what if any substitutions will be approved.
● A list of procedures and standard references to clearly define the quality of the com-
pleted product.
● Requirements for any mockups and testing before work can commence.
● Specific schedule requirements, including any penalties for late delivery of the project.
● Work condition outlines including work times, tenant disruption avoidance, cleanup
requirements.
● Warranties required, including any bondable guarantees.
Owners should carefully examine warranties before the work is released. The contracting
or implementation stage should address the guarantees required for any work performed.
These warranties should cover both labor and materials, and be bonded or insured by the
material manufacturer as presented in Chap. 12.
Once the remedial work is completed, it should be carefully monitored to verify that the
intended results have been created and to determine if any further action is necessary to prop-
erly maintain and protect the building envelope. All documents from these actions should be
maintained, to facilitate any future investigations or envelope investigations required in the
future.
