MPR Overview
1: Must Comply with • Design and construction must comply with all environmental laws
Environmental Laws for the time and place of construction.
• This includes all real property within the LEED project boundary.
2: Must Be a Building • At least one building in its entirety must be included for new
construction or major renovation except as allowed for mixed-use
and Core and Shell.
• The project must be on already existing land.
• A structure that is designed to be moved in its lifetime is not included.
(Note that the guidance does not define what a building is.)
• If two or more buildings under the same contract are both pursuing
certification and are in a contiguous area, then they must certify
as one project.
3: Must Use a • All land that was or will be disturbed during the project must be
Reasonable Site included.
Boundary • The maximum area is contiguous land of the building owner with
exceptions for noncontiguous parcels if they are within a
0.4 km walkable distance, owned by the same owner, in the same
jurisdiction, comply with all the prerequisites and same credits, etc.
• Segmentations of large campuses into project areas must not
overlap and overall, must include all the campus land.
4: Must Comply with • If the annual average FTE is less than 1, the project may use LEED, but
Minimum FTE and Floor not obtain any of the IEQ credits. All prerequisites must still be met.
Area Requirements • The indoor enclosed gross floor area must be at least 1000 ft .
2
5: Must Comply with This is only for the Existing Building rating system, but if a new
Minimum Occupancy building seeks recertification after its first certification, then it must
Rates adhere to this. Basically, there are some formulas to verify that a
certain proportion of the design occupancy is fulfilled for a certain
time period prior to recertification.
∗
(was 6) : Registration • After registration under LEED 2009, a significant amount of certification
and Certification application activity must occur within 4 years or the registration may be
Activity Must Comply canceled by the USGBC (subject to proper notifications).
with Reasonable • There is a 6 year maximum time in which to certify under a prior
Timetables and Rating version of a rating system after a newer version is released.
System Sunset Dates ∗
• The LEED certification must be applied for no longer than 2 years
after project completion (typically as per the Certificate of Occupancy).
∗
6 (was 7) : Must Allow All LEED 2009 certified projects must allow the USGBC access to
USGBC Access to actual whole-project energy and water usage data if such meters are in
Whole-Building Energy place for research purposes starting within 1 year of certification. This
and Water Usage Data requirement must be carried forward to future owners.
∗
7 (was 8) : Must The gross floor area (GFA) to project site area ratio must be 0.02 or
Comply with the greater. (This is typically referred to as the Floor Area Ratio—FAR.)
Minimum Building Area
to Site Area Ratio
∗ Former requirement number 6 is no longer listed and former requirements 7 and 8 are renumbered 6 and 7,
respectively.
