known examples of transnational corporations being held accountable for the brands
they have carefully crafted. But I don’t think it’s too much of an overstatement to sug-
gest that this growing political movement is likely coming to a town near you.
Even to the harshest cynic, the question any company should be asking itself these
days is what the cost is in terms of time, money, and brand reputation for resisting a
more socially and environmentally responsible approach to conducting business. Our
analysis of the benefits of going green does not include a line item for brand enhance-
ment—although for the Birmingham Federal Reserve & Tower project we might be
able to justify it since the building provides first-mover cachet. Nor will our analysis
include a line item for the liability of not locating in a green building: the market is
not yet mature enough. But that time is coming.
ASSEMBLING THE DATA OF SAVINGS AND REVENUES
We have devoted considerable space to discussing the various benefits to a tenant
locating in a green building. It’s now time to assemble all of the data into one spread-
sheet (Figure 7.2).
