Project Organization
1 (How does that huge project get done?)
HOME OFFICE AND PROJECT-SPECIFIC PERSONNEL
ASSIGNED TO THE PROJECT
The organization for a large construction project usually consists of personnel assigned to
support the project from the home office and personnel assigned directly to the project
and often located at the construction site. It is essential that the proper resources be made
available to the project leader in a timely manner to ensure the success of the project.
Home office personnel include staff that is assigned in the home office exclusively, and
may be working on many different projects concurrently. Exhibit 1-1 contains a list of
home office personnel in this category.
Project personnel assigned directly to the project are usually on the project site work-
ing on a part- and/or full-time basis. Exhibit 1-2 contains a list of project-specific
personnel in this category.
PRECONSTRUCTION ORGANIZATION
On large construction projects in the urban environment, the owner often prefers to
retain the construction manager/general contractor (CM/GC) at the inception of the proj-
ect, to work with the owner, architect, engineers, and other consultants. The CM/GC can
add value by assisting with all of the fundamental construction processes, which would
include services such as:
1. Estimating and budgets
2. Scheduling
3. Logistics
4. Long lead items
