RENOVATION PROJECT—POST-DEMOLITION
The PM must check all dimensions on the drawings. Any discrepancies should be
reviewed immediately with the design team via the request for information (RFI) pro-
cedures. Any element of the project that is now exposed must be brought to the atten-
tion of the design team. This is especially true when hidden structural systems are
uncovered that are in conflict with the intent of the design documents. The PM must
advise the design team and the owner immediately (in writing) of this type of discov-
ery. Photographs must accompany the description of the systems found, as well as the
drawing number (and detail, if applicable) where the system was to be built. Exhibits
12-3 and 12-4 show the poor conditions that may be encountered during a renovation.
It is good practice to have the design team walk through the project after the required
demolition has been accomplished. This will give the design team and the owner time
to investigate all the uncovered areas and make decisions on potential revisions to the
construction documents. In addition, the design team will have the opportunity to
re-evaluate field conditions and possibly revise the dimensions noted on the existing
construction documents.
SCHEDULE
With renovation projects, it is imperative that the PM keep track of every disruption to
the schedule. If latent conditions are found that could possibly impact the schedule,
then the delay allocated to this process must be documented in detail. All specific dates
of when a portion of the project was stopped and when it started again have to be
