drainage pipes, sanitary pipes, telephone conduits, cables, sprinkler lines
4. All elevator and other vertical transportation openings or shaft ways
5. Toilet chases
6. Transformer vaults
7. Water/sprinkler tank rooms
8. Underneath raised floor areas
9. Special areas such as cafeterias, auditoriums, studios, trading areas, training rooms,
and large conference rooms
10. Special mezzanine areas
ACCESS FOR CRITICAL ELEMENTS
When evaluating the coordination of all the elements of a project, the PM has to be cog-
nizant of the fact that all systems and lines have to be maintained. Thus, access to these
critical elements has to be provided. The design team has the initial responsibility for
providing the required access. However, often this is not the case and it becomes the
responsibility of the CM/GC to notify the design team of where access should be pro-
vided. Even though it is not the responsibility of the CM/GC to locate these access
openings, it makes sense to assist the design team and the owner to provide this service.
Also, it may be a requirement of the contract. Access should be provided for at least the
following critical elements:
1. All mechanical equipment
2. Other type of equipment that has to be maintained or checked
3. Fire/smoke dampers
4. Balancing dampers, variable air volume (VAV) boxes
5. Lights that have ballasts
6. Lights with bulbs that are inaccessible from the bottom of the fixture
7. Splice boxes
8. Electrical cut-off switches
9. Valve areas
10. Pipe clean-outs
11. Control point connections
12. Elevator shafts
13. Roof mounted equipment
14. Bus duct risers
15. Sprinkler rig (valve, water flow switch, pressure gauge)
16. Sprinkler drain down pipe
17. Cable ladder racks
