        SUMMARY



                            • Codes were developed to protect the public and occupants of buildings.
                            • Major code modifications take place after catastrophic events have occurred. This
                               happened after the great Chicago fire of 1871, the San Francisco earthquake of 1906,
                               and the September 11, 2001 attacks in New York City.
                            • The IBC has been accepted by 48 states and the District of Columbia. This code now
                               incorporates the latest additions of the NFPA and the NEC.
                            • Permits are required to ensure that the professionals designing the project are con-
                               forming to the jurisdiction’s building code.
                            • The CM/GCs have to ensure that they are conforming to certain provisions of the
                               code.
                            • Testing of certain elements of a project is also required to ensure that the tests con-
                               form to industry standards.
                            • Prior to occupying a building, the owner must obtain a C of O or a TCO.
                            • If the CM/GC is working on a landmarks project, then they must be cognizant of
                               potential delays for obtaining material and finishing approvals.
